Double Close vs Assignment
An assignment transfers your contractual purchase rights to an end buyer, usually with an assignment fee disclosed in that transaction. A double close is two sales: you buy the property and then resell it. Which path fits depends on the contracts, the parties and the escrow or title company's requirements.
| Question | Assignment | Double close |
|---|---|---|
| Number of closings | Usually one sale with assigned contract rights | Two separate sales, A-to-B then B-to-C |
| Funding | The end buyer normally funds the purchase | The wholesaler's purchase side needs funding before resale |
| Costs | Assignment and closing costs depend on the agreement | Two sets of closing costs and any transactional funding fee |
| Documents | Assignment agreement and purchase contract | Two contracts and closing instructions for each side |
Neither approach is automatically better. Ask a qualified Arizona professional about contract rights, disclosure and escrow requirements for your deal. Read the process guide and check funding fees.
